The island has been called the best kept secret of the Florida. It is one of the less developed Islands and ready for action. There are numerous opportunities to include a possible fly in community, live on airport, revenue generating hangars, Sport club with clubhouse, and much more. The area hosts the Tarpon Fishing Capital as well as many other fishing and boating avenues. Flying over the islands are the most scenic in SW Florida. The dream is to rebuild the hangars and a barn big enough to put my toys in and still have room for a club project area.
I enjoy making the property look better and it would take very little to upgrade the landscaping as we are surrounded by Palm Tree and Exotic Plant farms. What was once a best kept secret on the island could very easily be the islands best landscaped property and a think of beauty.
We have started a club and the purpose is to share in the fun and use of the airport. I would like to expand on that use.
Next, I would like to build a club house with 4 Bedrooms and Baths and a common Great Room and Kitchen. Lots of people could fly in for a vacation or school and stay for a week or weeks at a time. It could also be used as a part time residence of a care taker, or one Bedroom could be the residence of a live in caretaker. Lot's of options.
The club could be expanded to RC cars in a small corner of the property, or a Fruit Tree area, Garden area, RV Parking Area. and many other options.
The surrounding farms can be purchased at farmland prices and when given access could be sold at fly in community prices. They change with the economy, but the markup should stay constant, roughly 50% or more higher for fly in community. This could mean as property was purchased the airstrip could be enlarged in the process.
I also have thoughts and have talked to other airport owners of setting up a group of airport owners that share in the same thoughts of the club. It would be nice to have other places to fly to that have the same interests. As you probably know, I enjoy flying open light sport aircraft and it would be nice to be able to fly from one safe airport to another and hop to the east coast or the Keys, heck maybe even to my home town in Kentucky. :-) It is just a small step away.
Since the Hurricane Charley I have been cleaning up the debris and fighting zoning to be able to build back what I had prior to the storm. I now have the airport all cleaned up and am in compliance with all codes. I have won back the rights to rebuild the other 13 hangars, a barn and a house. Unfortunately, I have had to use my retirement funds to fight the government clean up the debris and live on while doing it.
This opens and opportunity for an investor or a partner. I need to pay off the existing debt against the airport before I can build the hangars. This can be done in numerous ways.
